And If we are on someone else's land, will that profit be very much compared to the cost of delivery
This is what I don't get about the the reluctance to pay the lease terms.

Selling a property on 250 years (less years passed) is pretty close to freehold.

Ultimately, after about 75 years or so, the lease payment will have been so eroded by inflation that it would be negligible.

Stadium costs: two key points.

1 the current site is expensive to rebuild / redevelop, leaving aside the planning difficulties;
2 a new build is cheaper per seat. However .....

..... whilst a new build (which does not have to be a soulless bowl (no one likely to build anything like that again) is cheaper per seat, someone has to buy the land. My preferred site would cost a lot! If that where possible then with a new build you could generate much more revenue both on match days and non-match days, by designing in the facilities and because of location and access.

It matters not though because the owner prefers for now to carry the extra costs of redevelopment and stay where we are. This is obviously dependent on the necessary permissions being forthcoming and evidence WFCG can be rejigged to actually generate significant revenue on non-match days, not just the PT stand. That's what the majority of fans prefer.

The Toton idea is simply that is where there is some land that the County Council want to get rid of, and perhaps dream of an NEC type of development. No doubt it would generate income, lots of gigs and shows, but the risk is that football then becomes secondary. Anyway, in the present economic climate that idea is very unlikely to attract investment. Basically Toton is about politicking from Bradley and Co.

I still believe that Forest will reach a compromise with the City Council, over the lease or ideally, to purchase the freehold. That is the desire and belief of the club, have no doubt about that.

Probably the sort of chap who spent $3.1 billion on a load of new ships at the end of last year. Not that I (or hardly anyone else, it seems) wants a new one. I imagine the City Ground redevelopments would be more like 100-200 million when all is said and done.
Could he not use one of his ships as the new stadium? It worked for Nike in 'The Cage' commercial 20 years ago.

I still believe that Forest will reach a compromise with the City Council,
I believe said compromise might involve some members of the City Council being dangled out of an upstairs window by their ankles by a couple of muscular, Mediterranean-appearing gentlemen, whilst a swarthy shipping magnate looks on approvingly from the corner of the room.

If the bridgfordites did manage to get planning refused for the new foot and pushbike bridge, what would that tell us about the chances of Rushcliffe agreeing to a significantly extended and revamped WFCG, especially the Bridgford stand?

I believe that the issue with the City is likely to be resolved in a reasonable manner because the Govmnt appointed commissioners are reasonable, intelligent professional people. That's not to say that the elected members of Nottm City Council are not, some of them are not but not all of them by any means. The same applies to their officers who, as is the case in every local authority that I have dealt with, include the good, the bad, and the downright stupid.

I note that the Sadpies are developing a huge-ish Fanzone next to Meadow Lane. Well done to them. It's probably not going to get any custom from me because of the risk of lager throwing numpties and over priced Americanised food, but if only Forest had the space and the opportunity to do something similar, only better. The 'yard' at the back of the BC is a welcome addition but it is poor overall, an afterthought, and once again. others are taking the money off the back of Forest.

County‘s fanzone has to be sizeable due to the parking requirements of mobility scooters!

I shouldn't be I suppose, but I'm still bewildered that there's a minority that would be content to return to the pre-promotion days, whilst maudlin for the comfort-blanket of a Nigel Doughty-type ownership model (I doubt even they would want another al-Hasawi set-up) rather than carrying-on trying to become established in the PL under the current owner.

Let’s face it, life in the Football League was a bit grim, to be honest. Especially the three terrible years in League One.

And yes, Forest have found life back in the top flight a bit of a struggle; in part due to their own incompetence, in part due to some dubious officiating and in part due to the apparent ingrained unconscious bias against what the Premier League‘s own CEO describes as „small clubs“, but as long as they’re there, I would much rather see them make a proper go of it, and that includes modernising the creaking stadium, than just simply turn up, take the TV money, and then get relegated back to obscurity again after a couple of seasons with their snout in the trough.

I can see the minority viewpoint though,Otis-with strange kickoff times, unavailability of
tickets,VAR and the ‘big 6’ cartel all a blight on the top flight.
I personally want to play at the highest possible level but I suspect that Forest’s stay in the
top division won’t be a prolonged one even if we stay up this season-given that we’ll probably
have to sell off at least one of our best players in the summer to balance the books
and satisfy P and S requirements.

Well put. That some on here choose this wholly mythical Toton proposal as another stick to beat EM with is pretty lamentable, considering it was nothing more than politically-motivated mischief-making aimed by the Tory-dominated county council towards the Labour city council, following-on from Cartledge's "future away possibility" comment, which was to all but the most gullible amongst us, solely for the benefit of getting the city council reps back around the table, and which is where an eventual compromise will undoubtedly be found.

I admire your attempt to defend those who prefer us to be back in the Championship Cloughie, but I fiercely disagree with them. They might possibly get their wish to see the back of EM should that happen, but the type of potential replacement we'd likely attract would be of huge concern to me.

I'm convinced that if we're able to survive this season, we'll kick-on under Marinakis.

Good business by County - it will also be used as an away fans fan-zone when Forest are at home

I'm not one of those fans, but I would put forward that their strongest argument would be cost to the individual. New stands/stadiums and European dreams often come with a significant increase in ticket prices, that could range from nothing, but most probably would be 50-100%. Fans are already having to pay for season tickets via payment plans at current levels. As prices go up, then the proper fans may be priced out.

This scenario would be less likely under the comfort blanket of Championship mediocrity. I guess the debate on whether it is better to go and watch a crap team regularly, or watch a good team on special occasions if financially hamstrung is an interesting one.

Was it not indeed one of the country’s finest KCs who consistently told us all that Forest would have no issues with regard to FFP compliance?

Perhaps that should have been a warning!
Dunno.

Three points that stand out for me from the FAB minutes which are now on the NFFC website.

Safe standing. Forest looking at options for Bridgford Upper and Lower. Will not lead to any capacity increase though (as predicted but, in the future with a rebuilt stand, it probably would do).

Persistent standing. Forest ranked #5 for at risk of a serious accident through persistent standing (not supposed) and therefore the club are 'under pressure' to sort it.

Forest hope to get a deal re the WFCG but if they don't and have to relocate, FAB data suggests that the rule of thirds applies (no surprise) in that roughly a third of fans would accept a move if we had to, whilst roughly a third want to stay even if we can't develop it (which the owners will not accept).
