    Done similar myself around 5 years back. Found out & changed agency before it landed me in any shizney.

    Dex hasn't done anything wrong here IMO.

    I'd like to agree about Dex being innocent.
    However it was his business.
    If it was my business, and I was paying around 10% to the agent I think I'd be a bit more diligent as to how the agent was representing me.
    After all it would be my good name being tarnished.
    And having property to rent I would want to ensure it was fit for my tenants to live in and call home.

    Thing is mate Dex, like me, won't know the ins & outs of it all. He'll be paying those folk to do that for him.

    I only found out my discrepancies when a mate got involved. If he hadn't I'd have left it rolling totally unawares.

    You don't go to a lawyer knowing law & checking out his methods, you don't go to a mechanic knowing how to fix cars and if they're diagnostics are cosher, and no one I knows uses letting agents if they're well versed in property letting. Else they'd save the 10% they pay out for them to do their job.

    Dex paid someone to do a job, they didn't do it. No idea why folk would expect him to learn that person's trade before paying them to do it for him.

    Dexter has bought a half share in a Horse, First Prophet won its first race last week at Newbury and tomorrow it runs at Royal Ascot in the Chesham Stakes 3.00pm, running in Forest Colours, priced around 7/1. I shall have a little e/w.

    Damn, when I win the lottery I was going to buy a horse and run it in Forest colours. Another plan scotched.

    Like the reply from the ZSK guy lower down. "Count your fingers" after meeting the chief.

    I remember flying Joshua Nkomo to the Lancaster House conference. Sat in First class and wouldn't speak to any of the crew. We had to ask the bloke sitting next to him if he wanted caviar etc. I thought he was being rude, but perhaps as a chief he might have thought we underlings were beneath talking to.
