Brighton are reportedly ready to offer £30m.
And after this unofficial bid was turned now, they are now reportedly offering £35m, and a 20% sell-on percentage, and the right to keep him on loan for another year. It is becoming a bit difficult to say no, I would guess. They really believe in his potential, apparently.

Guess it depends how much you guys, or rather EM, does too - you'd think he'd prefer to keep him within the network of clubs if he is to make more money down the line?

Why would it not make sense?
If he is to be sold then why not Forest?
If not then surely Mr Marinakis will want to maximise the benefit at some stage to the group.

Because it’s such a good deal for Oly. We can’t spend £35-40m on a player to loan out.

I think that’s a crazy good deal for Oly, in fact I don’t think he’s even their best youngster

For £35m Forest need to ensure that player goes straight into the starting eleven as one of the best players at the club. No loan back clauses.

It's double the money compared to the next best sale any greek club has done, which was Oly again, selling Panagiotis Retsos (their current captain) to Leverkusen for around 20M euros a few seasons ago. So yeah, a massive deal obviously.

Just listened to a recent Forest Focus podcast, and there was a really interesting bit around the 18:38 mark with Ari, the Olympiacos expert (well worth a listen, by the way).

He made a great point about the multi-club ownership model—specifically, that clubs under the same ownership can’t just move players around for any price they like*. To avoid financial fair play (FFP) manipulation, transfers between clubs (like Forest and Olympiacos) need to be based on a provable market value. Not certain if its true, but makes sense.

So, for example, if Brighton were to make a formal bid for Kostoulas, that would effectively set a benchmark price. Only then could Forest match it if we really wanted him. We couldn’t just slap down £35–40m without any external interest - there has to be a legitimate market reference. I dont think we will go for him either way, but useful info for future transfers in between our sister clubs.

*Kind of reminded me of playing Championship Manager back in the day—taking over two clubs, offloading your worst players at ridiculous prices and funneling all the best ones into your main team. Luckily, that sort of thing doesn’t fly in the real world anymore.

Agreed - but you can change payment terms - i.e. - offer less but more upfront
Change sell on clause - buy for less but give an extra 10%-20% sell-on.
There are many ways around it

If there's no formal interest from a non MCO club then the player can be sold at an agreed price between the MCO clubs and it would be very difficult to argue against that value from any authority, especially when the player is so young.

What could be an issue is if say Brighton offered £40m but Olympicos went ahead and sold to Forest for £30m. I'd expect then that for PSR purposes that the value would be £40m (i.e. what the asset is worth in an arms length transaction) but cash consideration was still only £30m.

And for what it's worth, I know nothing of this young lad other than his name so those values are just examples.

Surely Brighton have submitted more than one bid.
Could the club ( group ) just accept the first - lower bid - as the benchmark if we were considering bringing him to the WFCG?

Has anyone seen anything to suggest that Forest are even considering this lad?

As others have said, we don't have that much cash to spend on someone not guaranteed a starting place surely? If Brighton do, good on them.

I guess Marinakis corp do sometimes need to take some chips off the table when a bet comes good

No. And I've explained more than once why this would never be the case.

The final price is very close to their club record, which means that they really believe in Kostoulas. Their manager is reportedly a big fan and has explained to the kid that he will have plenty of chances to play from year 1 (he already had 35 appearances with our first team this season, including 8 in the Europa League).

I’m sure EM would rather have the cash for Olympiakos than move the money from his left to right pocket.

When you’re a selling club you always take the cash. They sold Retsos for nearly eighteen million euros when he was nineteen, and got him back on a free when he was 26.

If we signed this lad and he flopped, Marinakis would have a devalued player and a big hole in our finances.

He probably thinks his recruitment team can turn 40m euros into 90m euros with the right signings.

In comparison with all U18 players in all European leagues: first in aerial duels won, all duels won, and number of duels, second in headed goals, shots on target, and touches in the box.

Bags of potential.
Those are all counting stats, though. By which I mean maybe he just played a load more games than any other U18 player? I haven't checked.
